South-western corner is the most expensive, the eastern corner particularly the south eastern corner is the grimiest, The fun is all along the southern border, the north is nice in all respects but that bit more isolated. Angel is the sweet spot IMO.
The border is obviously somewhat arbitrary: to the east it gets too grimy; to the north too far; to the south too expensive.
